covers each stage.

Atlantic
House, Farringdon Road, EC2
Contracted to Skanska Ref/ Roman Kirbybuk, Lee Stacey & Asgar
Chouglay
In coordination with Benwall Fixing Company Ref/ Sam, Ian, Chris
& Steve
Curtain Walling installation,
replacement and remedial work undertaken using specialist access. With
a constant liaison with Skanska and Benwall we combined skills and
experience to address and overcome various problems throughout the
building. Relevant method statements prided by G.T.ROPE ACCESS Ltd
supported all operations undertaken.
Using a team of abseil operatives
equipped with two way radios and digital cameras we successfully
carried out a process of de-glazing and glazing safely and efficiently
without the use of a house cradle. With the use of a mobile cannon,
seated on the house cradle track we attached a block and tackle,
hooked onto a rechargeable power sucker, which enabled units to be
raised and lowered, glazed or de-glazed. Banking and rope management
skills ensured high and low level safety during all operations. This
procedure enabled the glazing program to regain its target within a
four-day period.
Various sealant modifications
were introduced and installed throughout the building, such as
glass-to-glass units, horizontal and vertical joints to be tooled
flush, not recessed as fitted. Part of our remedial package was to cut
out meters of sealant and conpreband, then reinstall as instructed.
During all sealant operations, sheets of cordex protection were used
on all stonework, low-level canopies, paving stones and terrace flagstones then disposed of. With combined efforts from Benwalls,
Skanska, Mace, and G.T.ROPE ACCESS Ltd, Atlantic House is without any
further weathering problems!

These
works are to be carried out using Industrial Rope Access complying with
the IRATA Guidelines, New Work at Height Regulations and relevant HSE
legislation.
To
create access the minimum requirement for anchorage is a connection that
can withstand a 6 kilo
Newton
direct load (BS 5485), hereafter this will be referred to as safe
anchorage.
Safe
anchorage will be made by using the existing roof cradle tracks and
certificated anchor bolts.
The
working ropes will be connected to bomb proof rigging strops by means of
a Karabiner with a minimum breaking load of 22Kn as per CE
EN362/EN12275. Each pair of working ropes will have two points of safe
anchorage,
The
working ropes will comprise of low stretch 10.5 or 11mm diameter
Kernmantle ropes in pairs and comply with CE EN1891 with a minimum safe
working load of 270kg and a breaking load of 2700kg.
The
abseilers will connect to the pair of working ropes through their
harness by means of ascending or descending devices, complying with CE
EN567, EN341. Once fully equipped they will step over the parapet wall
edge, then abseil to the workface. The working ropes can be deviated by
using material slings attached to the fitted roof hand rails creating
precise work positioning. A central haulage system will be used to feed
materials and equipment to the working technicians. The attendant ground
operative will provide this service; he can operate this rope from the
roof or ground.
The
Abseilers will be supervised by an IRATA Level 3 qualified supervisor.
The supervisor will communicate with the abseilers via two way radios.
If
there are structural members or jagged edges these will be protected
using rope protecting sleeves, reducing the damage to the ropes.
If
necessary additional anchorage points will be required, this will be
achieved by cables, slings or “cows tails” A cows tail being a short
length of dynamic rope complying with CE EN9892 which will be attached
to the harness at one end and in a karabiner at the other (Where
attached to the anchor point).
A

External renovations to front, rear, Duck Mill Lane and Riverside
Elevations.
Provide a quotation to repair concrete external panels and install
sealants.
Reviewing the concrete inspection summary and its findings it is
possible to create a programmed system of remedial works.
• Manually cut out and remove the weathered sealant and foam backing
strips
• Damaged horizontal and vertical joints to be reformed using a
proprietary repair material
• Where spalling is evident the reinforcement bars will be exposed by at
least 25mm of all corrosion, needle gunned back to bright using a hilti
104 percussion chisel, treated with a corrosion proof coating and the
surrounding area plugged and reformed with a BBA approved proprietary
two part system cementations repair material called Rona bond HB40
mortar mix and HB40 primer.
• The BAA approved Rona bond repair product is supported with an
insurance backed guarantee.
• Plugs which cover pre-cast panel anchor points are generally loose or
missing as noted these need to be replaced.
• The top roof has a stone chip render coating which been hammer tested
to expose extreme movement and cracking, repairs will be made and
catalogued.
• All repaired concrete panels to be coated with PVA concrete slurry and
uniformed with the existing façade.
• Install and recess new Arbo 30mm diameter foam packing strips between
each panel
• Apply Arbo 2650 primer to concrete joints ensure surface is dry and
dust free allow 24 hours to dry before installing sealants
• Gun Arbosil11090 neutral cure low modular colour black sealants 10mm
deep, tool finish and uniform throughout
• Arbosil 1090 is the recommended sealant for use with concrete panels
it provides more movement and life span than Arbosil LM
• Pre-cast panel joints vary from 12mm to 35mm
• The average joint width shall be assumed to be 20mm wide
• A 380ml sealant cartridge will cover 1.7 metres gunned 10mm deep beads
• A list of quality products will be provided supported with
manufacturer’s data sheets, explaining application details and COSHH
requirements.
• All refurbishment work will be guaranteed with reference to the
material data.
